I was at an REDC last month and I spent several previewing properties and the best deals that actually closed did so around 90% to 95% of FMV.The real scam here is that these properties are marketed for 10% above FMV as an REO and then when unsold, are remarketed and sold for 90 to 95% of FMV.

These are the folks the rest of the real estate investor community can thank for the SAFE Act and Dodd-Frank, predatory operators went too far and everyone got hammered.It then goes to say that any honest, ethical and lawful real estate investor shouldn't have anything to do with the scam artists in the industry, they cause great harm to the public and in turn to the industry as a whole, They are not heroes of the industry as their gurus and coaches make them out to be or as they proclaim.
