Hi Mike,I agree with Doug, the subject of self-directed IRA is a frequent discussion here on the forum as well as there are numerous articles about it on BiggerPockets blog. 

You need to contact numerous lenders and find one that assesses a home based on it being on a permanent foundation as opposed to piers.

I've bought numerous properties at courthouse auctions. 

Some vendors (e.g. building material suppliers) sometimes extend credit as well, and some of them can help you build credit as well. 

Find a good deal on vinyl plank and ask the supplier for the name of a quality installer.I am local to where my properties are but I rarely go to them anymore.

There are numerous ways to buy property with no money down.  

I have heard numerous investors utilize this technique with GR8 success.  

"Well, they just stay there"i said, "I know, but i do NOT want them there". she said, "I understand, but they stay there"... lolwith my 50 properties that we manage, time to find another supplier that listens. 

While we have a relatively short track record, and are far from the most experienced people on this website, we have gained numerous lessons learned from the handful of projects we've done, and are more than happy to share. 

Actually, clients I've had with large portfolio's end up using the property address or a sequential numeration for the LLC's or CO names.
