The deed that is received from a tax sale in Texas is called a Sheriff's DeedThe problem with Quit Claim deeds in Texas is title companies are no longer wanting to issue title insurance on them in Texas on transactions  other than internal transfers(such as a wife qc to a husband as part of a divorce)  So, for the most part a QC is worthless in Texas

Since I speak Spanish and had been to CR several times there wasn't any real fear or concern with that.Note: an issue that will keep many US investors in a post 08' world out of international deals will be the difficulty in securing financing.

The second home in the same area (haven't swung by it yet) is within a half mile of this one, same situation, walking distance to town etc) Also $165000, rents $750 and $800, we didn't get into great detail on the second property other than rents, location and again just internal cosmetic work, long term tenants also).

That way you have built in equity, and if you decide to hold for a long period of time, the property should appreciate hopefully at least the rate of inflation so that initial equity doesn't change + you get loan paydown.Most advanced investors are looking for an exit strategy within 7 years of initial ownership because your internal rate of return is usually highest then.
