But then that leaves no money to do a BRRRR - so if you were looking at a BRRRR - you would likely need to lower the price of the house and find one that didn't need much fixing - which is probably a good idea for a beginner BRRRR experience.  

This might be a Utah/Nevada specific question, but if you have experience with this I'd love to hear it!

As a follow-up, do you have any experience in filling empty lots?
