He has a strict no-pet policy now.And I mean, let's be honest here, if a pet pisses and craps in a similar place enough times, there is no getting that smell out without removing the floor and effected walls and even then it can permeate all porous surfaces throughout the unit.

Too many times starting off I would get excited over a verbal agreement, a written purchase agreement, etc. only to have the deal fall through at numerous stages of the process (even the day before closing). 8) I've learned to be a lot more understanding of my tenants and treat them with strict rules across the board but still in a friendly way so there is mutual respect.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).
