My husband found an architect that was very talented, but just getting started to draw new plans.

@Tony Baczynski   I am sure you will be inundated with how to spend your hard earned money.careful of IBT tax on retirement funds.Every major city will have some prominent HML  and most of them will broker funds like this for their clients. 

I have time, project management experience, contractors, an architect, closing attorney, a realtor, a broker, construction skills, my labor, tools, etc...everything needed to do a successful flip.

I spent all day doing this, and when i showed my parents, they were shocked.Years later, I graduated high school and decided to I wanted to be an architect.

The biggest thing which is probably obvious is an understanding of the build costs and then having a good team to build it (architects, electricians, GCs etc.) 

Personally, I could care less if my cpa's, attorney's, architects, partners etc had them.

Was an architect for 35 yrs.

It will also allow you to have productive conversations with the seller, developers, architects, builders, etc as you make your way through the process prior to discussing at meetups.
