Pros and cons of building multi-family from the ground up?

Has anyone had success building a small multi-family (triplex or 4-plex) from the ground up that cash flows? What are the pitfalls?

It’s all about supply, demand and replacement costs. If you know what your doing no pitfalls to new construction. The risk comes in when you try to take on the task without the proper education and team.
