Looking at the assessment the complex is low on funding:562,979 Current Reserve Cash1,854,615 Ideal Reserve BalanceI have not asked for historical P&Ls or Balance Sheets however looking at the assessment I feel as if I need too.

This shows what type of tenant might be ideal for the space and if they are national, strong regional,or mom and pop in nature.What type of tenant determines structure and negotiation of the lease with tenant improvement credits,etc.I would not mess around with some cheap generic lease bought from Office Depot.

Sandy Springs seems to be doing well for SFHs but I haven't seen any duplexes up this way (you see them as you get into southern Marietta though, but may not be ideal location for you in your 20s.)
