I think some DIYers are under the false impression umbrellas or home owners cover all this and/or if they build to code they have insurance against liability laws, I won’t be banking on that anytime soon.

I think some of the larger national companies have smaller companies under their umbrella that may specialize in larger properties - Zurich, Nationwide (though it may be branded something else) among others.

Their umbrella policy is great too if you want to add your rentals to it; although there is a limit to the amount of units you can add to the umbrella.
