So I am about to close on my first rental property and I want to start implementing systems right from the beginning. Any tips, suggestions and advice??   Also thoughts on property management systems? I will take all the help I can get!!!!!!

I'm managing two properties right now, with a third under contract. The only systems that I have built so far are automation of rent payments and mobile inspections. I'm using Cozy to screen applicants and collect rent payments. It gets direct deposited with automatic late fees. It's free for me and free for the tenant to pay rent with auto draft. They pay a small fee for screening services. I'm also in the process of developing a mobile inspection program to capture my post construction, move-in, move-out, and semi-annual inspections. I'm using a software called Fast Field. It's the most competitively priced package that does what I need it to do. Let me know if you need more info and I can help you out.
