So you are a business period.Without a website, you are not at all credible and you can forget it.You need to get a good credible website and then do PPC /Facebook Ads, while you work on SEO.I promise you if you do this right you will hit the ground running and there truly is no faster and more reliable way to become successful.

My concern is not being able to see the property so I think boots on the ground is important.

I'm curious as to how you work with your property manager for larger multi-family and how you work with your boots on the ground/how you became an expert in those OOS markets.

If you are buying from unlicensed wholesaler with an agent on your side, the agent will want you to use the standard contract as well and confirm where he or she will get paid from.If you are wholesaling virtually, you need a team on the ground.

And when I had a cabin burn to the ground a few years ago, Consolidated was very helpful in getting me the policy limit literally within weeks.
