I have not seen anyone post about this yet, so I figured I would share some of the highlights after reading the 41 Page Document this weekend with the new CO Warranty of Habitability Law Updates.I'd like to credit my property manager, @Colin Smith, for updating me and the other owners very promptly and providing a few highlights before diving into the document.

(additional info: changing the stairs or getting new ones would be a massive undertaking)You might be able to get them to sign some sort of waiver, but then if anyone gets seriously hurt it likely won't save you.Some attorney will argue you willfully ignored a known safety issue, and as the "big bad landlord" you'll lose your shirt and then some.Plus, your post here will be Exhibit A and definitely won't win you any points with a judge!

I’m not seeing any comparables listed or sold in the area recently in this bad shape. the last lot I posted for sale I undervalued it and then asked for a offer most saying “well it’s posted for 20,000” even though after talking to people, I started to see that they would happily pay more than that.
