How to determine a price when selling?

right now I have a property that is in need of a lot of rehab. The roof is caving in and a lot more. I’m not seeing any comparables listed or sold in the area recently in this bad shape. the last lot I posted for sale I undervalued it and then asked for a offer most saying “well it’s posted for 20,000” even though after talking to people, I started to see that they would happily pay more than that. But only wanted to pay the listed price.

I know about prop stream and prop wire, but I don’t know how to get the price considering  all the work that will be needed.
