@Theo Hicks most of the people I work with are in the heart of Tampa especially if its something you plan on holding onto for while.

This is a great place to learn and to connect with people so take advantage of all the great resources.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective. 

Guess I am just typing out into the ether at this point how I am feeling, but curious as to people's thoughts on where they have learned the most as a newcomer?

Number two is Tampa Heights, south of the university and slightly north of downtown; this old neighborhood of Tampa Heights is attracting more people than ever.

I wonder if 10% is so commonly used because people are looking at 10 yr time frames and not 30+?

I just want  people to be aware. 

I'm excited to get started with this new community of knowledgeable people.

Not only have I met so many cool people and enjoyed the relationships I've built, it's also led me to clients, potential partners, and people I've learned so much from.

I love hosting and have tremendous passion and attention to detail with property management that seems incredibly hard to find those sorts of proactive skills in people when looking to hire for my own rentals.
