The percentage you got to (known as LTV) will impact the rate, and when you max out (80%) the rate is notably higher than when you're in the lower LTV ranges (50-70%). 

@Michael Sjogren, I have tried to find forecasted job growth before on the Bureau of Labor Statistics website and was not able to figure it out.

Boston was a notable exception where prices were actually flat so the people that said it was flat/little growth here were actually right but also showing that like 64% of people over estimated the annual growth.  

That number seemed low to me, but I am not able to validate since I have no connections in yet in the area.The post was a bit dated, maybe 2 years old, so I would be really appreciative of any tips or resources on how to analyze deals in the Boston market currently.Thanks!

I see Zillow and CoStar (Apartments.com) shaping up to be the two giants in the rental space.

We normally have all applications and background checks done through Zillow but since they do not currently have a US IP address, they are not able to apply through Zillow.

Homevestors is just a giant franchised wholesale company like KeyGlee or New Western.

If you have a management company that is not proactive, no matter how cheap their fees are, you will loose a lot more in vacancy simply because they are not able to move fast enough to get your units ready and occupied again.

If for some reason we are not able to structure in an LLC what ways can I cover my investment?
