I guess I'm old fashioned in my way of thinking and like to avoid getting to deep into the loan/credit/lien exposure... 

Although more difficult to find, RE syndicates can often lead to great exposure in finance, development and management.

It's all about the wording and exposure!

If you find the right one, they'll spend time to educate you as deeply as you want, all while you have limited liability exposure and an opportunity to learn from experts in multiple areas of the business.

With few exceptions, all the tenants come from existing tenant referrals and these landlords have few problems.I also disagree with some of the other posters that the mother getting involved is a big deal and that you really have much legal exposure, but in the future, as the tenants are technically adults, you should have told the mother that you have a policy not to discuss leases and tenancy with third parties.  

But having a lot of cash at home and people knowing about it could be asking for trouble.Maybe rent a safe deposit box at your bank and always transfer the cash into that, so that your only exposure is that day off, when you go from the bank to the closing?

Doesn't this Master Lease open me up to some significant cash flow exposure if I have many tenants that aren't paying their rent on time or at all?

We went to BB for the 4th weekend, and had a couple hours to drive around on Sunday.Drove by one that had 4 cars out front and about 10+ people outside.The cabin is Northern Exposure that “sleeps 8, max12”, 3 BR.

I think white cabinetry is a great idea in properties where the kitchen has a northern exposure and lacks natural sunlight.
