As long as the debt coverage ratio is around 1.1-1.25, you should have no problem finding these lenders.

Compare their rate and coverage.

@Joseph Voell I think there are likely some lenders out there that may take a look at this as long as the Debt Service Coverage is still good after including the 2nd mortgage payment.

When you buy the quality paint, you pay more up front yet save in labor and time because it only takes 1-2 coats.Now, I only buy the quality paint for my flips....I know the quality/coverage of the paint, and don't want to waste time and effort trying to save a few bucks up front.

Follow FEMA and not any third party site unless you are starting to look in areas without map coverage, insurers will use FEMA and that is what really counts.

I like to leverage tech and it's really gotten better the last couple years.The type of deals I'm interested in are wholesaling lease options ala Joe McCall(his software is REI SImple), and/or possibly doing land deals ala Jack Bosch (his software is Investment Dominator).Then I learned about Propelio, and it seems pretty darn comprehensive and comes with a ton of training.I do recognize the advantages of systematizing, and so at some point I will likely want to pull the trigger on a system to help me.
