I'd go back into those rental comps & see how long they were on the market before they were leased - in some areas, a 2 bedroom might be a pain to rent, in my area, they rent fast.

I am in round two of a direct mail campaign and callers are getting more sharp in their replies; its said to expect creative responses to creative marketing and of course I'm hearing more "creativity" sent my way after the second letter than after the first letter.

It's all about how bad the seller wants to sell and how much pain they will agree to for that to be accomplished.Unless they have tax implications and would like the income stream many will just want the quick regular loan or cash sale.
