I probably wouldn't go as high as the $500 you listed, but it wouldn't be unreasonable as long as the income it brought it made the numbers work.

If i had that clause in an application or lease, and I could prove the person was being dishonest, I would approach it that way.As an aside, you may want to tread lightly on this one, and not go in guns-ablazing. 

The market here in DFW is crazy hot right now and with summer approaching, it’s only going to go higher so this might be a perfect time to do a flip but I have zero experience with a flip.

Therefore I’ve decided to take the David Greene approach and invest out of state but again I’m not sure if that’s the right move while starting out. 

I listened to Episode259 with Mike Anderson, I really enjoyed his “no-nonsense” approach to real estate, but I have been wanting more from the podcast and with this guy’s knowledge in particular.

Otherwise, I’d be doing what you’re doing (trying to do it on my own) and then having many doubts and questions as the tax deadline approaches.
