Looking for someone with flipping experience close to Plano Texas

Hi everyone, I am a buy and hold kind of person with multiple rental properties that I plan to hold for a while but I’ve been thinking more and more about doing a flip. The market here in DFW is crazy hot right now and with summer approaching, it’s only going to go higher so this might be a perfect time to do a flip but I have zero experience with a flip. If anyone here has experience and is looking for a partner, I would love to talk to you and see if we can work something out where we can help each other and I can learn in the process. I live in plano but the property doesn’t have to be in Plano, anywhere easily drivable would do. Thanks.
