I have been doing a lot of reading, joined my local Real Estate Investors Association  and getting as much education as possible. 

One recommendation would be to join a mastermind group. 

Are there any groups I can join?

I am located in the DFW region so I can't directly list his property into the MLS down there unless I join, but I was wondering if there were other sources that work best to list this type of property for sale vs MLS. 

Join Real Estate/Investing FB groups and meet ups in your areas, see who is purchasing deals around you and call them!

That would be a lot less costly than joining up with a firm.

I’ve been reading books, listening to podcasts, joining webinars, etc. to educate myself as much as I can.

I was lated joining Bigger Pockets, so I didn't understand keeping myself to a stricter budget.

You do have to become a member of the credit union first, which can be done by joining one of their eligible 'groups'.
