I’m new to real estate, and I am eager to start investing ASAP

I’m a 19 year old college student (soon to be 20), and real estate investing has been on my mind constantly over the past year. I’ve been reading books, listening to podcasts, joining webinars, etc. to educate myself as much as I can. I am eager to start investing, but paying for college is coming in between me saving cash for my first investment. With that being said, does anyone have any advice on what I should do? I’m unsure if I need to just focus on school now and switch gears after I get a career established, or if there may be another way to start sooner. I’ve heard about wholesaling, but I can’t believe that it’s really as easy as it seems. I also would like to find a mentor, but I’m not sure of where I could find one.

I would also love to hear about how you guys got started on your REI journey.

Wholesaling is really as easy as it seems  A monkey can wholesale a house. It is the foundational piece of all real estate investing in my opinion. All you need is a purchase and sale contract for your state, and a willing seller.  If you do it correctly, you have zero risk. It gets better. you can continue to wholesale as you get into flipping or owning rental property. Wholesaling become the act of getting paid for properties that you dont want.

You homework assignment is to start talk to sellers FSBO sellers. See what sort of deal you can get. Know that you will suck at this but practice builds technique
