Any non-student adults that need a co-signer are going to be trouble. 

It is a business deal, you signed a contract, they are adults and should just understand that leaving garbage around is unacceptable.

Because it would be 3 adults living in the house I added a price increase to the rent.

My partner suggested I contact them, show them the house, and those that fill out an application will have to fork over $25 per adult for the credit check..and THEN I would reject them based on their eviction history. 

We realize your time is valuable so when we set a appointment time you are prepared, our application fee is .... per adult cash application fee or money order, no checks, and if your comfortable with what time would work for you....

Even if it's been removed/remediated, you still have to provide the brochure due to the age of the house.I've never had a problem; my tenants (adults) know better than to chew the woodwork.

But, in the adult world there are consequences for not following through on your contract obligations.Calling it going gangsta is a way to put humor into an expensive, bad experience, and taking the mindset that I'm not going to be a victim.  

Adult services, Section 8, or any other agencies in your exact town, city, or local municipality.Tell them your a responsible land lord and will agree to an inspection.Depending on the agency they could pay security deposit, all Rent, help with eviction, and will pay for repairs.

Offer adult toys as amenities.
