A good rule of thumb to remember with insurance claims is sudden and accidental,  such as a tree falling on it, or wind damage, if it is something that happens over time your insurance carrier will probably deny the claim.

They are use to it, and don't seem to mind paying.One time someone was complaining about a late fee, I told them that when I refinanced any property, the mortgage company had to see all payments from my rentals, and if they were late, they would question what happened to the late fee,,,,of course its a line of BS, but they suddenly thought of the mortgage companies as the 'bad guy' and never paid late again.andy

He will, of course, let me know the condition of each unit.We would never have suspected anything was wrong at this particular unit after several years of good tenancy, but you have no idea what can suddenly change, and then it's too late to charge the tenant for the damage.
