I understand safety, I am a first responder.  

It ceased being fun and exciting for me, since I can't really get any higher. (850 is technically the highest, but there's no meaningful difference in an 832 and an 850), so I started helping some of my friends and family with theirs, and then expanded to helping random people who are patient enough to listen to my rambling.

But again, time is on your side man so be patient.

Our only path to eviction here is if it impacts the safety of tenants or others.I think it is important to keep reminding tenants, at least monthy, that this is delayed payment not non-payment, and the amount due is adding up to a potential eviction after the virus is under control. 

I guess I'll have to wait it out and be patient.

You can purchase multiple cash flowing assets to help fund or purchase and pay for your own home one day if you are patient to utilize that capital to work for you now. 

@Sam Lu in my lease agreement, if there is something that is causing damage to other units, I can enter into the apartment for safety purposes.

As far as your other Q's:- Not a lawyer, but I'd work on being a good landlord (fixing all health and safety items), having a good liability policy, using leverage, and having good umbrella insurance before getting an LLC (they can be expensive)...
