If the relationship is serious I would think before purchasing a multi family you would of discussed it with him.Anyways now that you own it the best financial decision would be for the both of you to just commute farther than you would prefer to and live in one of the units as you had planned to.

The Pros are that 1) he does not ding your credit by checking it, 2) he does not saddle you with the debt, 3) you build a relationship with him on paying on time, so that he may wish to sell the property to you at a later date, formally where you take out a loan.

I cannot say that I can recommend them because although the October situation was not caused by their action but by a situation with their payment processor, and they have switched from using ACH payment processors to a direct bank relationship, their communication about the problem was *horrible*, there are still many landlords trying to get their rent money, and the process to do so is time consuming and requires the tenant to file a form with their bank.
