That is mostly for REIT's withe extremely deep pockets and some larger funds.They might own 70 Best Buys for example so if one goes dark they can (float the note) across the portfolio with other properties that are doing well.Small strip centers are like multifamily in that you have multiple tenants for break even occupancy.Large malls are switching to (experiential) type tenants.

I know this is probably a shot in the dark but I'd love to work out a creative deal where I can save some money on rent.

I am guessing pretty dark, and dark probably isn't what you're wanting to go after.  

In random visits, while redoing the kitchen I find that they leave their trash on the floor, soda spill on new cabinents, paper towel in the toilet and the kid is smoking weed in the house.Is it fair that i check my unit at least 2x a month with a 24-hour notice? 

You could have something in one of the transitional areas or in somewhere you wouldn't go after dark - where is it specifically?
