I am looking at my first rental property investment, with the current rates and San Diego pricing cashflow is very hard, so I wonder if I should remove tax property and insurance from my cashflow calculations as they are 100% deductible at some point.

You have quite a bit of capital for the down payment, and I'd suggest allocated a chunk of it to ADU construction.The second problem is finding a vacant building.

My suggestion for your situation is to work hard and save up as much money as you can for a down payment.

I'm wondering if that's the same as purchase and sell contract??!!

@Daniel Baran for what you are looking for I would suggest to go to each of the REI groups in the area.  

So my suggestion would be perhaps identify two no more than three markets for further evaluation. , because in order to be successful in a market, you need to know it.
