Start leaving terrible reviews everywhere I can to get refunded?

If you can't pay that debt off after your introductory APR expires, you will be in a terrible spot.  

Beyond that, if I had not that many houses all of them with a lot of debt I wouldn't be terribly comfortable ditching the W2.  

Does anyone have any experience with rental property ownership and could share their experience in areas that are great / terrible for long term investing?

It's not a terrible strategy except you tend to end up with broke, desperate tenants because those with reasonable funds would prefer cheaper rent and a returnable deposit. 

So a sponsor that one investor loves will look terrible to another and vice versa.

That's a terrible idea, one of the worst things you could ever do when buying your personal residence.

Now’s where the unknowledgeable, the dreamers, and the people with a vested interest in people buying $25,000 mentorship’s chime in that I give terrible advice and I just want to kill someone’s dream.  

Rent is 1800 a month, 10% 30 year note. about 500 a month cash flow, not terrible .
