As far as insurance, the only time it was an issue (and didn't create one as the dog was very well trained when we actually met him, so we didn't push it) was when my property manager signed a 2-year lease with a couple that owned a rottweiler as they put mixed breed on the application and the manager never met the dog.

That's a LOT better than Georgia, which requires you to have another licensed individual sign off saying that you were responsible for at least two permitted jobs (Which is awesome fun, because contractors LOVE breeding their own competition and are happy to do it strictly for the happy feelings that sharing and being helpful give them...)

Yes, the tenants are a different breed but you can also find some overzealous local city and county officials who can make mobile home parks a pain to run.The Dodd Frank bill changes everything for anyone trying to seller finance and it could mean some ridiculous fees.
