Use any extra income to shovel into paying down the debt, then having greater cash flow later and the comfort of knowing that the property can lose value in a crash, but that they will never be underwater.

This "landscaper" didn't even own a shovel.

2nd I buy new shovels, salt and sand for all my properties before any snow ever falls that way if someone HAS to get out they can start.

Everybody but one failed to see the most important factor in your post - that you are doing a "contemporary" project and as such, opinions should be based on that, not what everybody "likes".Lastly, I have had multiple projects here in Southern CA with this very same issue (several when going for contemporary and one where I was changing from Tudor to traditional with some modern flares.

I've seen them shovel the snow off first, but I don't think all will.

You can spend years and $100k+ jumping through bureaucratic hoops before one shovelful of dirt is turned, OR some city planner decides it isn't REALLY buildable because of set backs, not enough parking, the neighbors sue because they don't want you to cut down the trees, etc etc. 

That means, if you're looking for ways to shovel in income tax deductions before the end of the year, you can pay the 1st installment of the next year's bill in the current calendar year.
