(don't worry I didn't' pay a dime over appraisal LOL)I moved here for economics, I personally expect home trends to increase for a few years with normal hiccups along the way, I'm riding the wave upwards.

My properties are duplexes that gives me advantage over apartment living, and better cash flow than SFHs which give me a better opportunity to ride out any downturn.  

You want to ride the wave and flip for a good amount for time before the market starts to settle.

@Herman Chen Just make sure that you have the attitude to ride the times of appreciation and not get in where everyone else is getting in.

It does need some love, but it's 5 miles from downtown ($10 uber ride).

@Justin Pokrywka,Starting off with a dirt cheap house, IMO is like jumping on a motorcycle and figuring out how to ride for the first time... if you do great, you'll rock it and everything else will be easy!...

This means that fewer people will own cars, and that more people will be ride sharing or using cars to get from point A to point B.What does that mean for your consumer?

A lot of those kids are going to hang around for the summer anyway, as opposed to traditional dorm students.The only caveat is that it should be walking distance or a short drive or bike ride to campus.

At this point you are just riding it until the end. 

I plan on riding it out in Central Florida.But with the track still uncertain and seemingly shifting west it's still a guess as to where the worst of Irma will happen.Best wishes to anyone in the path, stay safe and maybe share what you're doing to prepare if you have a moment.
