I then send notice to the former tenant to let them know I have their belongings in storage and they can retrieve them as soon as they pay me everything owed, to include moving and storage costs.

They might also want their application fee returned (if they paid one in the first place).I have a line in my application to the effect that false, misleading, incomplete information is sufficient reason for declining the application; the fact that they are now telling you to raise the income number falls under this IMO.Make sure your application gathers ALL information you will be needing, that it is compliant with all applicable laws, that it has an authorization in it to permit you to retrieve the background checks that you will be performing, and that it has the wording about false info (at a minimum).

Plus most deals are not on MLS, I have to retrieve them myself through marketing and then ask him for comps.The other hand to that is the reality that agents may need to follow ethical codes that are unnecessary as a straight investor.

Guru Srini, the laundry companies had to get clever because it costs them money to place these machines at the property, and people were probably canceling contracts causing the vendor to incur costs to retrieve machines, etc.The way they got around this is to structure the laundry contract as a lease.

I suggest you fully understand the market relative to employment and population trends, cap rates, retrieve rent rolls, at least two years of income statements and insure excellent property management, all key however not all inclusive.

The CLW will uphold in court if you have a returned check as proof (should be retrievable by bank).
