I am working towards my Professional Engineering (PE) credential in Mechanical Engineering (HVAC focus), which will take another year of work experience and an exam.

Some smaller PE shops are also going in this direction.

For additions and certain other types of renovation you might need a stamp from an licensed architect or PE.  

They may increase even more in value based on supply and demand, but intrinsically, the p/e ratio blows and you will be landlording for free in the meantime.   

I am a high income W2 earner looking to start a passive income RE portfolio in the near future and trying to narrow down its composition between Syndications and PE Funds. 

Most more on the order of 90% than 50%.ABNB's P/E ratio is what changed (as did the entire market's with the sentiment shift towards huge P/E ratios), not their earnings.Their P/E ratio was 127 before, which is obviously insane and was going to adjust alongside all the other mega growth stocks.

Most PE firms are including appreciation on their models.

If it's 4 - 6 inches then that is a different problem.....I would just urge her caution until she can get a PE or foundation specialist.... out there to look

Jill Davis What I would be doing in your situation is looking at 1.) the returns of the PE companies last fund, 2.) how they fared (if they were around during 2008, and 3.) the quality of the other investors.
