Moving to NY Need Flipping Help!
Hi all, a CT investor here asking you NY pros for some help/advice. In my local towns where I flip, I have had success being able to run my projects as a homeowner. I have my major subs pull their permits (plumbing, electrical, HVAC, roof, etc) but am usually responsible for all the rest of the permits. I act as a working GC per say. I paint, tile, carpentry, Sheetrock, install windows, whatever I can to avoid another subcontractor (and save a little $$).
Due to life changes (wife got into medical school in Middletown, NY) we are potentially moving into NY. Looking in the Fishkill area, but anywhere between Danbury CT and Middletown NY is an option at this point.
My question being, how does NY and the towns in the 84 corridor work with "homeowner" pulling permits, working on and flipping a house? Can I list it myself (as I can in CT)? Is there a limit to how many? I am not opposed to hiring a GC to run the job, but my background is in Design, construction management and working for a commercial GC. Not to mention the house work is my "full time job", and what I rely on (the savings of not hiring a GC and those subs that I perform the work) for my "job", while the profit is the profit. Where a deal works to pay a GC and all subs, and I would be making $40,000 profit, I don't hire that out, spend the few months doing the work, and make $65,000 on the project. It works well for me and my situation now.
Just looking to see if this is an option in NY or not. I'm open to anything. If I need to become a GC, what does that entail? If I need to hire out my jobs to GCs, what does that entail?
