I built a swanky hunting lodge in south west Texas and wanted to use PEX and the local plumbers looks at me like I was crazy (and stupid to boot).

I would contact the buyer agent's broker and lodge a complaint.

The property management co said they have lodged the claim for me but when i asked for copies of docs (reasons to be suspicious) they have gone silent. 

I am also long distance and I have a few properties in Buffalo and work with @Matthew Irish-Jones and his team at The Lodge Group. 

You hope to gross $80,000 a year, and then have to deduct three and a half percent for lodging tax, cover utilities, keep the property furnished, pay fees to evolve and other marketing platforms, etc you've already set on the property for 2 years vacant and have to consider those costs.based on what you've shared, even the sales price of $800,000 is not much of a profit.

Your in Alaska it needs to have more of a lodge type feel in my opinion.

Hire a designer to do it up super modern, while capturing the mountain lodge feel.

I like Wilderness Lodge or Kalahari but I heard even Kalahari has had bed bugs...hard I stay in AirBnBs now when I'm out in the Dells. 

Would my plan qualify a buisness expence reguarding air fare, lodging, car rental, and dood on the days buisness is conducted.

Oh my gosh what if they accidentally swallowed one and it got lodged in their throat !
