I could see where they would be irritated if they voiced their complaints and you simply asked them if they wanted out of their lease.

Hey folks,I'm getting severely irritated with my current property management company.So far before I closed on the property they had to evict a tenant because they wouldn't cooperate with the inspection.After we closed we immediately had to evict the tenant that replaced the tenant we evicted before that.So to me it looks as if their screening process isn't pointing in the right direction.Since the eviction I've left the property empty (1month so far) this month they charged me 10% for transferring the deposit to me.

Since this business is about maximizing IRR, it makes sense to buy, get some appreciation and take accelerated depreciation, then sell (1031 exchange if possible), buy a larger property, and repeat.

Several reasons not to put all 1000 out on one night; landscaping crew could follow and take them down, city will get VERY irritated (they seem not to get too mad if you put out a hundred every few weeks), and it will take you approximately 20 hours to complete (takes me about 1hr to put out 50 signs).
