Age, Religions, Sex, Familiar status etc....Ability to pay you rent is not one of them.As for the debate on whether or not to take a large amount of money all at once that's a whole different animal.

This is going to be a bit of a tough love reply...if you want to invest in real estate long-term or own more than a unit or two, you are not going to want to dedicate your time and energy (and money) debating about whether or not to paint walls that don't need it. 

Recently just did a total rehab and debating on selling it or pulling equity out?

I did not stumble upon BP until after my purchase of my Condo, so I never intended on using my current home as a rental but i am debating if it makes sense.

I'm debating on getting a qualified GC or hiring subcontractors for each major job, rebuilding floor, roof, ac, plumbing, ect.  

We each have our position and no debate will sway the other side.

To do this I will need to acquire double digits properties; however a family member and I are debating about short term (vacation rentals) vs. long term rentals.  

After days of debating we came down to I wanted commercial units, 2 80 gallon commercial water heaters for 3,500 and I would split it or he could put in the residential at his cost and I'll replace them when they break.

The assets they can go after is capped by what the LLC owns not what YOU own.Now generally speaking, is the LLC a good solution or not, it's debatable.

There is some debate of whether this is a good question.
