Also I recommend the kindle version, offers free audio version as well.It’s more like a business model on how to build a company that specializes in this. 

I like to take my time to kindle a business relationship, and over the course of several months, through BP messages, emails, and phone calls, Andrew fielded a lot of questions on his company's investment opportunities.

I’ve found most of the ones in the BP bookstore to be helpful and then many real estate books that I’ve just searched for on Amazon, usually I use my kindle.

Just sayin', yeah they can depreciate.But I'm not seeing performance/depreciation yet on my beloved Cadet 3's :)   

It helped me put a lot of systems in place for my first deal I would not have thought to do otherwiseI bought the kindle edition and ended up ordering the hard copy so I could better take notes and flip back to helpful sections throughout my landlording experience  

When I did try, they were through my Roth IRA LLC, bough in Phoenix SFRs all cash ... what an operations disaster that was ... fired 7 property managers in 5 years trying to find one that was competent and willing to do their job for a reasonable sum that left me a bit of cashflow without trying to pick my pockets every time, but never found a single one and sold ... to give you some idea of how bad that can get, I negative cash flowed a property that exceeded BP's beloved "2% rule" upon purchase and had NO MORTGAGE on it ... try to wrap your head around that one ... so yes, I was VERY GLAD I had no leverage on those, and if you see me discouraging OOS investments, you'll know why.

Even the beloved Bears cannot catch a break. 

I would not necessarily expect the next 5 years to be as kind as the last 5, and I'd fully expect there to be more market corrections coming at some point (I look forward to them, in fact), but over a long hold period it usually all comes out in the wash ... and in CA the long term has been lovely, and I am confident that it will continue to be lovely because people still want to live here, they are still willing and able to pay a premium to live here, and there still is a persistent lack of supply to meet this demand ... high demand, persistently limited supply has been the CA thesis for decades and those dynamics are still just as present today as they have been in the past, in fact they are even more dramatic today than they were then.
