Actually, if you read 475...It is VERY CLEAR that putting properties under contract with no intention of closing but only assigning is illegal unless you are a licensee. 

For the last 2 months I have been waking up at 4 am every morning (Thanks to inspiration from BP podcast 157 with Hal Elrod) before my 5 kids get up to work through my pre-licensing class to become a Real Estate licensee.

@Jordan Licensee could you borrow from a 401k?  

It gives you the licensee's address as well as their employing broker's name and address too.

It is true that you may learn more but is that worth what you have to pay and disclose as a licensee.  

.- You must disclose to sellers that you're licensed and must have them sign the Mass Mandatory Licensee-Consumer Relationship Disclosure the first time you meet anybody to discuss a specific property.If your real goal is investing, I'd consider not getting licensed.
