With all that information, I am sure you are totally confused and may decide to keep your day job.I believe the best way to find and closed transactions is to advertise by direct mail, a little radio and some TV, but before you do that, align yourself with a professional investor, one with a proven track record.Having done many assignments in my career, I would suggest that you do a few flips, with the help from a pro, so you can build your capital, than hold some of the best ones for cash flow and future equity position.Deal only with sellers, forget listed properties, go for the FSBO's and Expired listings.Good luck,Charles
