Here you go which most consumers will not like what I will say.A few years back I work for a firm that contractor fraud investigators to the major credit bureaus to help them with their consumer dispute fraud, and I was assigned to one of the three bureaus and by setting on the inside looking out I have seen all types of disputes come in everyday some legit most fraudulent and when I say fraudulent, I mean police reports that was sent in saying the consumer had identity theft, and suddenly the bureaus got behind on verifying the consumer disputes they had to delete because the bureaus fail to verify within 30 days and the consumers starting flooding the bureaus with fraudulent disputes so myself along with other investigators from the other bureaus sit down and say what can we do to close the loop hole, so we approach some law makers about passing a law, so there can be an automatic dispute process, and we were told to put it on paper how it should work, but we were told no guarantee it would pass and become law.

Multiple same-type hard inquiries apparently don't affect your credit if done within same 2-week period or so, but when you do it again in 3 months, then again 3 months later, all the sudden your score has dropped and you don't know why.

Rented single family home in March and the tenant was late in payment in May (which I gave her grace period and first time late fee waiver) and again she was late in June but said that she paid but bank paid to wrong acct etc..In July she hasn't paid rent yet and when I sent her texts and email which she hasn't replied and suddenly this evening I get an email saying she is withholding rent because I haven't fixed the items in the house.

Pretty soon you have to bring the hammer as no pays are spreading like a cancer.You file tons of eviction notices and all of the sudden everyone pays again.It will cost the tenant much more to move their stuff and put deposits than to pay the rent.Having a temporary problem is one thing when they can get back on track for next month.When they habitually make excuses it's time to cut the cord and let them go.It's like a bad home loan.If the lender can work it out they let them stay but if there is no chance of recovery they let them go.Everyone has life problems they have to deal with no matter who you are.I think you tried to help and hoped for the best.Sometimes people are destined to fail.
