Your in business.The Asset Manager I talked to was nice but I asked him dozens of questions about process, what he's thinking for numbers, other players and pushed him about Offer #'s to which they can't divuldge but ask him 'ball park figures' or 'is it close to ...?'

Then start researching; who are the players, who own multiple units, what are the numbers to make a good deal for this segment, who is lending on these types of transactions, is more of this type under construction, if so get those details?

I already have a small list of big players in my city but I'm having problems thinking of a good way to pitch them the deal eloquently.Many of the investors I know of in my area invest very traditionally and I don't know if they'll be familiar or comfortable with the idea of wholesaling.

That might work with some but not all.Which is why I would prefer that the Realtor gets to know me better and know that I'm a real player before I ask for anything like that.

I am really interested in seeing the opinion of the experienced players before I pitch this plan to more HML's or PM.

No need to call more than one company for flood insurance, unless other players have actually entered the market. 

But that is probably a situation you want to avoid anyway since there's another player who's already attempted to siphon off equity.  

I suspect that most wholesalers have their buyers, and the ones you see advertised are the ones that the players have passed on.
