If you are just doing buy & hold single family with you and your wife, are you sure you need more protection than just good management and smart insurance coverage? 

Some of it is about the coverage current owner may not have same coverage. 

@Michael Kunis, it might be a bit premature to start a property management service contract now but I do recommend to run a very comprehensive due diligence before selecting the right company.

Also understand and calculate Gross Rent Multiplier, Price per door, debt service coverage ratio, breakeven occupancy, to name a few.Also if your partner knows a reliable, repeatable way to make 8% in 2 days in the market, then yeah, why would you not just do that?

Stay away from Allstate, they cheapen by reducing coverages.  

Flood Insurance - it covers surface water that damages the parts of the building you own and your contents Florida has wind zones that there is sepparate wind coverage from an Insurance Pool.
