Since we are not in the country at the moment, we don't have an auto or a home where we have a home owners insurance policy.

Insurance wise go with Auto Owners or Safeco, they're generally the most competitive here (if anyone can find other insurers that can beat these 2 please let me know :)). 

Or how can we enroll in auto payments with tenant.We have in place a lease and income and credit requirements.Thanks all in advance !!

We recently moved in to the Park Village Townhomes Unit #64 which makes us neighbors.

The area is in the mist of a huge expansion of the downtown / village area, and this property is walking distance (with sidewalks).

As Bob said Tempe is probably your best bet but there are some good areas in PHX (Encanto village, Coronado district) that have multi families that you can get good tenant (health care works) and are good in areas.Feel free to reach out!

I'll be listing my STR in about a month, and I'm curious at what point should I start setting up the back-end systems that will help me manage calendars, pricing, auto emails, etc etc. 

No auto loans, student loans, or credit card debt; I only owe the mortgage4.

The residual guidelines just means you have enough income left over every month after paying the mortgage and all credit cards/auto loans/student loans etc.

We won't allow welding, painting, auto repair, semis, heavy equipment, etc.  2.
