New Investor in Phoenix Area Looking to Network

Hello BP, new investor here looking to make some connections. 

First, a little about me. I moved to the Phoenix area about 6 month ago from Minnesota. I'm currently living with family but looking to purchase a place to house hack by the end of the year. I am looking primarily in the Phoenix and Tempe areas but have some flexibility there. Ideally I would like to purchase a 2-4 unit multifamily and live in one unit and rent out the other(s). From some conversations I've had so far and my own research I realize these properties are pretty hard to come by these days but I still have some hope. I am looking in the 400-600k price range. At this stage in my life the rent by the room strategy is unfortunately not an option for me. 

My goal right now is to meet other people who have or currently are house hacking, real estate agents, lenders or anyone else just generally interested in talking about local real estate. I've read a few of the BP books and listened to a lot of BP podcasts but I think some things can only be learned from talking to local people who are really doing it.

If anyone is willing to talk just post a reply or send me a message. I'd be happy to buy you a coffee or lunch!

@Bob Laskowski Welcome to the valley!

As Bob said Tempe is probably your best bet but there are some good areas in PHX (Encanto village, Coronado district) that have multi families that you can get good tenant (health care works) and are good in areas.
