I have a low tolerance for anyone who refuses to be accountable, especially for their children.Interestingly, I've found many tenants feel a repair issue is always the landlord's responsibility, regardless who created the problem.

Most of the Older generation of people I know have very little risk tolerance which is understandable at their age .

As I said, it's a question of risk tolerance.  

Every single investor will have different risk tolerances and every single investment may generation a slightly different answer to each of those areas. 

Assess your risk tolerance and always have a contingency plan.

@Michael Win there is no right or wrong answer, but up to your risk tolerance.  

Obviously, these people would still need to sign a lease and you would need to lay ground rules to make sure they know that you are running a business and will tolerate no crap. 

I would only add: I think everyone should borrow up to their risk tolerance.

We originally set up a Reg D a decade ago, but found it was too cumbersome and different investors had different expectations and risk tolerances.
