Keep in mind you may also need to check for judgements against the owner or other records.In your case it may not matter but judgement holders have a claim against titled properly in most if not all states.

The city pays all damages of the judgement/settlement, including the portion of the judgement that the court deemed the individual officer liable.

I then double check with the prospective tenant if they have any evictions, unsatisfied judgements for money and make a minimum of 3 times rent.

I got a judgement for one months rent, plus court costs, total of $936.She was hateful as hell to us in court, but within an hour after, she texted my wife asking if she could use her deposit for the last months rent and she would pay the court costs.I made my final itemized list of damages and she is in the red by $44 dollars on her deposit, so even if I agreed she still owes me more than the judgement.

As a landlord I personally would not chase after $300 dollars of lost rent, (that I created out of thin air)  even if it was totally free to get a judgement (and its not free) as it would create undue stress in my life, and waste time I could better spend elsewhere.

Yet my phone keeps blowing up from prospective renters.Whether you keep or evict is a judgement call but the whole "can't evict because it looks bad" idea should have zero bearing on your decision.

This action is deliberate bad faith because it limits the escrowed amount agreed contractually and intended as security against damages.Good luck collecting it, because even if you win the judgement there's no way to enforce payment except through credit reporting and the possibility of settlement to clear the reported bad debt.
