auction.com owner occupied property with no buyer's agent commission

I am interested in bidding a property on auction.com. It has been foreclosed in sheriff sale but the title has not been transferred to the bank. It is still occupied. Most of the occupied properties on auction.com allow buyer agent commission. However this one doesn't. This is a fairly new house (2005) with one owner. I checked county recorder and there is only one judgement lien (junior lien) on the house. I also checked property tax, bankruptcy record and it all look fine. Also most occupied properties on auction.com have "Buyer is responsible for all costs associated with purchase" in transaction details and this one has "Buyer is responsible for Escrow/Closing Agent Fee, all other costs, and liens/taxes that survive foreclosure". I wonder if this is an indication that there are other liens on the house. What am I missing here? Anyone else has bid on house like this on auction.com? How did it turn out for you? Thanks!
