We pre-screen interested individuals before offering to show them the property (we have them verify they make at least 3x the rent in monthly income/if they smoke/what kinds of pets/requested move-in date/etc.

shop vac them up and tell tenant that they need to properly dispose of their cigarette butts you have no problem making it a smoke free environment if they can't comply.Yup drop off a notice and if you feel like adding any additional clean up will be charge of $25.00 go ahead.We had decks and patio's in winter the butts went over the edge in spring it looked like a ashtray,, notice went out every spring and we charged units where cigarette butts were tossed out of for cleanup if they didn't go down and clean them up themselves..
