Smoking on the job is encouraged, as a matter of fact, we would prefer that you spend a very large percentage of your time that you are to be 'working' standing outside for a smoke break.

I live in the Denver metro area and come late October to about mid-May I'm a big grump because it's cold, dark and dreary..

We pre-screen interested individuals before offering to show them the property (we have them verify they make at least 3x the rent in monthly income/if they smoke/what kinds of pets/requested move-in date/etc.

Hello BP, I have a smoking hot deal, the property is worth about 100k and I could get this thing for around 30k.

It will need new kitchen appliances, and they smoke inside the house.

shop vac them up and tell tenant that they need to properly dispose of their cigarette butts you have no problem making it a smoke free environment if they can't comply.Yup drop off a notice and if you feel like adding any additional clean up will be charge of $25.00  go ahead.We had decks and patio's in winter the butts went over the edge in spring it looked like a ashtray,, notice went out every spring and we charged units where cigarette butts were tossed out of for cleanup if they didn't go down and clean them up themselves.. 

I'm not a house flipper, but had a family member smoke in the bedroom for years and when everything came to light, the entire floor had to be cleaned.

You can also have them sign a no smoking addendum and any other additional lease provisions that aren't already in their leases.  

The old fireplace was dark with very deep grout lines so we figured this was a nice way to brighten and modernize it.
